PVC is three hours east of L.A.,  but only two hours west of Phoenix. A major benefit when interstate commerce is legalized.

The design, permit, and construction process for individual structures can be a time consuming and often frustrating process. Buying a purpose built condo enables a business owner to start operations sooner.

When the cost of land, design, engineering, construction, and interest/financing costs are taken into consideration, buying a condo at PVC is a less expensive alternative.

Every day a business is not operational; there is an opportunity cost. PVC provides  the fastest track to getting your business started.

Pricing starts from an insulated “dry” warehouse shell. Buyers then choose those options that are needed for their individual business. Our builder will construct your facility according to your specifications at significant cost savings.

Cash is always scarce when opening a new business. This is especially true in the cannabis industry. To assist, we offer interest only financing of up to 75% of the purchase price for a period of two years following receipt of your Certificate of Occupancy and Business License from the city of Blythe.

Blythe has set a tax rate of $3 per SF of canopy for cultivators. A cultivator holding two Type 2A state licenses (20,000 sf total) would pay Blythe $60,000 annually. By comparison, our closest neighbor Desert Hot Springs would charge $245,000 for the same square footage.

Blythe is an economically depressed community with low wages and high unemployment. PVC currently has nearly 1,000 applications for employment.

PVC has a Development Agreement with the city of Blythe that guarantees that cannabis businesses may operate there for a period of 30 years. This right “runs with the land” and cannot be reversed by future City Council decisions. An important guarantee for business owners looking to invest significant sums in a business.

PVC receives its water from the Palo Verde Irrigation District. On-site wells will provide all needed water for business owners. Annual water charges for per 25,000 sf of space are estimated to be under $100 per year for UNLIMITED USAGE.

The main natural gas pipeline from El Paso, Texas to Los Angeles runs directly through PVC. Business owners will benefit from low electric rates from our own on-site natural gas powered cogeneration system.

PVC will provide on-site, armed, private security 24/7/365.

The PVC owners association will share all expense of operations (maintenance, insurance, security, etc.) which should save significant dollars when compared to “stand alone” operations.

PVC will offer private fiber optic infrastructure as well as internet service provider (ISP).

As part of its Development Agreement with the city of Blythe, business license applications are automatically approved (subject to background checks).
